Our family run B&B business offers comfortable hotel style B&B accommodation in the centre of the historic Lakeland village of Hawkshead. We are open all year round, fully welcome children and are pet friendly. Ann Tysons Guest House, an historic Grade 2* listed lakeland lodging cottage in Hawkshead, originally owned by 'Ann Tyson', childhood home to the poet William Wordsworth. It has been established as a bed & breakfast business in Hawkshead since 1990. We offer a wide range of B&B accommodation, double / twin bedded rooms with en-suite facilities, family rooms, plus cosy en-suite room for the solo traveller. For ease of access we are able to offer ground level bedrooms. This is ideal for those who find stairs a problem and also guests who wish to bring a dog. All rooms are en-suite with one exception, and this has private facilities. Colour TV and tea / coffee making facilities are in all rooms. Central heating throughout and open fire in the dining room. One of our rooms in the B&B features a beautiful antique bed, purchased at auction in 1933 from the estate of the art critic / writer John Ruskin (1819 - 1900), whose 'Historic Home' "Brantwood" near Coniston is now open to the general public. Evening entertainment can be found at the Inns / Hotels / Pubs in Hawkshead. All have oak beams and open fires and are located within Hawkshead village. Breakfast is served in the large spacious dining room, which during the daytime doubles as a tea-room serving traditional cream teas and home-made cakes. A perfect place to start the day. Merlin House is in the beautiful, ancient village of Hawkshead - world famous for its Beatrix Potter and William Wordsworth connections. Situated in the Esthwaite Valley, Hawkshead is the perfect centre for whatever type of lakeland holiday you wish to enjoy. Esthwaite Lake is nearby with its organic fishery is a paradise for both the trout and pike fisherman. We offer complimentary fishing on the Lake (please ask when booking). Merlin house is on the northern edge of the village and all three of our letting rooms overlook open fields to Latterbarrow. We have two doubles and one twin/family rooms, all are en suite with colour televisions and hospitality trays for our guests, each room also has a mini fridge. Room prices are from £30 per person per night. There is ample car parking in the garden, a rare feature in the village! And we are completely Non smoking.

Overlooking Esthwaite Water in the Vale of Esthwaite, Waterside house is situated on the outskirts of Hawkshead Village in the heart of the English Lake District. Hawkshead named after its Norse discoverer "Haukr" was also home to poet William Wordsworth, and children's author Beatrix Potter. The village also has a parish church, Methodist and Baptist chapels and is ten minute walk from the Quaker meeting house at Colthouse. There are many leisurely walks in the area, including the nearby Forest of Grisedale with its visitor centre and Tree Top walk experience. The Lakeland Fells are never far away for the more energetic walker, both Coniston Water and Windermere are ten minute drive away for a variety of water sports. Esthwaite Water has easy access for the fisherman by rowing boat from the local Trout Fishery. Hawkshead is a good central base for visiting the Lake District, Sellafield Visitor centre or Dalton Wildlife Park to mention a few of many local attractions available to suit all ages.
