Hay House Farm is a charming, historic Country Guest House, with a free luxury hot tub and 10 acres of landscaped gardens and fields, set in a spectacular, rural location, on the south western fringe of the Peak District National Park, in Ipstones. Located in the middle of England, we are easily accessible from North, South, East or West.

Nestled high upon a hillside, above the beautiful, ancient woodland of the Churnet Valley, this unique country house has been here since King James 1 of England reigned.

In a serene, rustic location, everything you will ever need for a superb, relaxing break is right here on our doorstep. Hay House Farm is a haven of peace and tranquillity... a unique, stunning, enchanting place to stay.

All of our rooms feature high quality beds and bed linen, leather tub chairs or sofa, feather pillows and duvets, fluffy Christie bathrobes and towels, toiletries, turbo hairdryer, colour television with satellite Freeview, incorporated CD/DVD player with iPod dock, mineral water, Border biscuits and tea/coffee making facilities. Wine glasses and corkscrews are also supplied. Our welcoming Guests' Lounge has luxury sofas, plump cushions and log burner to ensure your comfort and wellbeing, whatever the weather or time of year.

The Free Luxury Hot Tub is available between the hours of 4.00pm and 10.00pm only and all sessions must be booked in advance. The Hot Tub has its own integrated sound system, so feel free to bring your favourite CD or iPod to listen to, whilst you relax in 37 degrees of soothing water and enjoy its invigorating, massaging jets.
